Anybody here ever built a garage? (to house your DJ vehicle)

I'm thinking seriously about pouring a concrete pad and building a garage to house my DJ van and the rest of my gear. I found one that has my interest:

Basically a 16X20 metal building, installed, with a roll-up door for $4300. Has anyone here tackled this kind of project? I'm currently renting a 10X20 for $142/month. Looks like a 3-4 year payback and should hopefully add some value to the house.

My Van is used solely for the DJ business so it stays loaded. My Garage is part of my home as I live in a private Condo. Drive in, hit the remote, door comes down, open a door and I am in the house.
 
No offense, unless you've done it before or know a buddy who is willing to help who has done it before, I wouldn't suggest doing it on your own. Too many little things can go wrong.

This company does the installation. All I have to do is get the pad poured to build it on. Our city does not require a permit for any garage that's under 10ft. Seemed like a pretty good deal.

Perhaps I am not familiar with your area of Tenn.



It'll take you at least 30 months to recoup your costs, plus any maintenance issues, plus any added tax increases (you do have taxes there. don't you). That would be a "capital improvement" in most areas, and change the assessed value of your property (which could be good or bad, depending on what you already have there -- cars on blocks in the back yard, etc.).

Financially speaking, it would seem better to continue renting, as that's a direct and full write off. By making a capital improvement, it becomes an asset, and you have to depreciate it...

Good points. I'm still going back and forth on if or how much value it would add to our house. Our home is rather modest, $160k-$180k range and the larger parking/turnaround area in the back would definitely be an improvement. The garage I'm looking at it fully enclosed with a roll-down door but.....it is metal. On the depreciation, Turbotax is telling me I can depreciate all $15k of gear I bought last year in a single year. Part of me also just hates having my gear at someone else's site. The rental place is secure and claims they've never had a break-in so still not sure whether it'd be safer there or here. I do know that if I got a break-in here (while we're at home) it'll make for some nice target practice...........
 
I tore down my one car and rebuilt to a two car, two story. Plan was all the junk goes upstairs and cars down. All the junk did go upstairs.....but new junk downstairs. I've had my garage 15 years now and only had my uncles car in there once to change brakes for him. My truck and wife's car have never been inside.
Still best improvement on my house, and I tore down and rebuilt everything.
Its my man cave and escape from the wife......

You can't "depreciate" 100% but you may be able to write off 100% as an expense depending on what it is. I never depreciate I take the 100% as I buy, you also need to make sure you actually show a profit every so often. But like Canute said...check with an accountant. I am married to one so I get a lot of good advice...I think...... And no I am not going to ask her about it........
