EW YORK (Billboard) – The Times Square Virgin Megastore, which is the highest volume music store in the U.S., will shut down come April.

The store has been at the center of speculation since August 2007 when the Virgin Entertainment Group North America was acquired by two real estate companies -- the Related Cos. and Vornado -- in a joint venture.

Last June, a Vornado executive told Reuters that the store would shut down in the first quarter of 2009. The decision to close the store appears related to real estate and the value connected to the location. That executive was quoted as saying that Virgin pays only $54 per square-foot when the market rent in the area is about $700 a square foot.

So, while the store, which does an estimated $55 million in annual volume, is profitable to the tune of $6 million, according to sources, the space would be even more profitable for its owner with a higher rent tenant. Vornado bought the 180,000 square foot retail component of the Bertelsmann building, which houses the Times Square store, in 2006, and will lease the space to Century 21, according to reports.

The closure leaves the Virgin chain with five stores, and one of them, the Union Square store in New York, will now be the city's premiere record store, with an estimated $40 million annual volume. But the status of that store is also at question as the Related Cos. and Vornado leased the ground floor of the store to Nordstrom Rack for the holiday season, only to have the deal fall through.

Virgin Entertainment Group North America CEO Simon Wright says no decision has been made on the 14th Street store. While the closure of the Times Square store has wider implications for the chain's overall health, the owners and Virgin management will assess what to do with the rest of the stores over the next few months.

On Monday, I stopped by Ontario Mills Mall, in Southern California, which is anchored by a huge Virgin Megastore, in the center. I hadn't been to this mall in months. They were selling fixtures at up to 50% off, in the utterly bare store. I could have bought a cd player for $25.

I have very fond memories of the one in Times Square that is closing.

It was really the first "mega" store I had ever been too, and I spent about 6 hours in it one day, just browsing through the endless rows.

Kind of a sad day for me knowing it will not be there the next time I go to NYC.

Here in Vancouver there was Virgin Records three floor mega store. I found more interesting stuff there than anywhere else in the world. It is now bought out by HMV here. So it is likely one of the few of the largest old style mega stores. Right here in Vancouver BC

It is sad to see the Virgin Megastores closing down. It's sad to see any music stores closing down and places getting rid of their CD aisles. I've watched the CD section at my local Best Buy shrink over the past year. :( The only real hope I have left is the one local music store in town. That's where I order stuff that isn't mainstream but needed for events. They're also the people who got the latest ACDC album on vinyl for me. :)

It seems as though music must be previewed and purchased online anymore. I'm not a big fan of shopping online because I like to get out to the stores. It just doesn't feel like I'm shopping when I'm sitting on my butt, clicking a mouse. :(

I miss Tower Records.

Well, after April there will really be no virgins in Times Square.

I miss Tower Records. But just because it was a cool scene and part of the Austin charm. I could care less if all the music stores in the world shut down.
